Once you let us know that you want to use Milwaukee Realty to sell your property, a chain of events will start. Pricing, photos, scheduling showing to name a few. A lot depends on pricing. Determining pricing usually involves a few different options. Sometimes people have an idea of what they think is a fair sales price. I always offer to look at the current listings and recent sales and come up with what I think would be a good sales price, and also a different price to start the listing at.
It is always your decision on what price you want to start at. Sometimes people want our advice, and sometimes they do not. I often suggest an appraiser and I offer to pay half of the cost of an "Opinion of Value" from an appraiser (or even pay for a full appraisal if the property is very unique). Once we have a good idea of the appraisal price range we focus on marketing.
Real Estate Marketing begins with great photos and videos. Not only do we insist on great pictures, but we also have multiple Real Estate Photographers we hire for different projects. All the media must be finished prior to it coming to market - MLS Day #1. Access for showings is critical. The buyers who are active in the Market must be able to view the property. Pictures and videos are useful to accurately convey the condition and finishes of a property. We have found through the years that great pictures and videos prevent uninterested buyers from seeing properties they do not want. If, for instance, they want a different view, or if they want bigger space. Buyers today often know what the property is like before they go in.
It goes without saying that a property needs to be clean to show in its "Best Light". Most of our clients are always neat and tidy, but sometimes there is a need for cleaning up & cleaning out. Milwaukee Realty does not have a problem with hiring and overseeing cleaners when needed. Whatever it takes to get in good shape for showings and get the property sold.
Timing is critically important. Planning needs to be started weeks before your property comes onto the market. Day #1 in MLS is an important day. There are a lot of factors that have to be taken into consideration. Professional photography is high on the list because it is so important in todays era of internet home searching. It takes three days to schedule for the photo shoot, it also takes two days to get the finished photos back. When your property shows up on the MLS on day #1 then the MLS shows it as brand new "1 Day on Market". Listings need to have 35 professionally edited photos in proper sequence. Description must be correct, appealing and concise.
