You Need a good Buyers Agent. Whether you are buying a Single-family in Wauwatosa or a Duplex in Cudahy you must be represented by an agent that is aggressive. Aggressive means different things to different Agents. A lot depends on what stage of a purchase you are in.

We at Milwaukee Realty will ask the right questions to do what we can to help you thru the process. IE, we can guide you thru the pre-approval process which is often the most difficult part of a transaction. Our Auto Email System allows you to receive emails for new listings when you want to receive them. Once you have a time from of 90 day then we should put you on the new listing email daily the Best deals, both in terms of price AND condition are the new listings. when a nice property comes to market in good shape and priced where it will appraise it can get an accepted offer in 3 days.

When its time to submit an offer, that's when we shine. A clean offer with a competitive price helps but our Secret is communication. By the time we submit the offer , we already know what terms the seller wants...because we ask. It is just as important to listen to hear what they say after we ask. If you listen close they will tell you.

After we submit the offer, and when the listing agent says, "OK, we will get back to you" i always think to myself- No, i will get back to you. An Aggressive broker will follow up and follow up and get to the bottom line of what it will take to put the deal together. If it means countering our own offer with a different closing date or increased Earnest Money, great. Done. If it means coming up in price, then that's the buyers decision.

We strive for the "Perfect Transaction". It's important to stay on plan as proper planning is everything. We tour properties with you, advise on pricing, make offers to purchase, and guide you though the inspection and closing process. timing, pricing, property access is critical. 

Timing is critically important. Planning needs to be started ahead of time. Day #1 on MLS is an important day to catch the new listing(s) you want to see. Once we have found the right property you are looking to buy, that's when we SHINE.  we will begin the "Offer to Purchase" process. We make sure your offer is presented in the best possible light ready for an accepted offer.

When making an offer to purchase; it is a requirement to have a "Pre-Approval" or "Proof of Funds Letter" from your bank. Including this verification from your bank along with your offers' paperwork will show the Seller and Seller's agent you mean business.
